     It is imperative that Sellers set a sensible asking price.  When houses are not getting any showings at all, it is usually because the price is too high.


   Factors to keep in mind when setting your Asking Price:

  • Most Buyers will not even look at an over-priced listing.

  • A real estate agent's CMA (comparative  market analysis) may not be as stringent as the new Home Valuation Code of Conduct appraisal requirements.

  • 85% of Buyers are searching for houses on the Internet.  The number one search criteria on Realtor.com and other sites is the Price Range.  If your price is higher than their maximum setting, your house will not appear in the Search Results.  The Buyer will never even see your listing.

    Get an Appraisal
from a State Licensed Real Estate Appraiser.  A Licensed Appraiser can make the best determination of value / asking price.  (Note:  if you purchase an appraisal, be aware that the Buyer's Lender may NOT be able to accept said appraisal for Loan Purposes.  Ask your Appraiser for advice.)
