     Friends, we need to have a forthright and honest discussion about how to price your house in today's market.  Let's be positive, let's be optimistic, but let's also face reality in order to get your house sold.

     The prices of Florida houses are in a downward spiral.  Most areas of Florida have seen house prices drop as much as 30% to even 50%.  Condo prices are dropping even faster.  

     There are hundreds of thousands of properties for sale in Florida at this time.  Buyers searching on Realtor.com, Trulia and Zillow are inundated with results.  How will your house stand above the crowd?

     It is imperative that Sellers set a sensible asking price.  When houses are not getting any showings at all, it is usually because the price is too high.


   Factors to keep in mind when setting your Asking Price:


  • It does not matter how much you paid for your house.

  • It does not matter how much you owe on your house.

  • It does not matter how much you "need" out of your house.

  • It does not matter how much your neighbors are asking for their houses.

  • Most Buyers will not even look at an over-priced listing.

  • A real estate agent's CMA (comparative  market analysis) may not be as stringent as the new Home Valuation Code of Conduct appraisal requirements.

  • 85% of Buyers are searching for houses on the Internet.  The number one search criteria on Realtor.com and other sites is the Price Range.  If your price is higher than their maximum setting, your house will not appear in the Search Results.  The Buyer will never even see your listing.

     What is the best way to determine your asking price?

    Get an Appraisal from a State Licensed Real Estate Appraiser.  A Licensed Appraiser can make the best determination of value / asking price.  (Note:  if you purchase an appraisal, be aware that the Buyer's Lender may NOT be able to accept said appraisal for Loan Purposes.  Ask your Appraiser for advice.)
